Description:

Bioterra is a five-story life science building located in San Diego’s Sorrento Mesa biotech cluster. The 323,000-square-foot, ground-up campus delivers highly flexible Class-A laboratory and office space designed to support a wide range of research, development, and commercialization activities. Large floor plates, generous floor-to-floor heights, and adaptable infrastructure allow the building to accommodate evolving tenant needs while supporting long-term functionality.

The project incorporates expansive outdoor terraces and a rooftop amenity level featuring café, fitness, conference, and social spaces that enhance collaboration, wellness, and the overall tenant experience. As San Diego’s first all-electric life science building, Bioterra is designed to achieve LEED Gold and Fitwel certification, reflecting a strong commitment to decarbonization, energy efficiency, and occupant health.
